Boconnoc House and estateBoconnoc remains one of the great estates of the south west. The stable yard, probably designed by Thomas Pitt III around 1770, and perhaps altered by John Soane in 1787, remains a rare eighteenth century example of the great yard. There were alterations in the nineteenth century which extended this quirky large house at one corner of the yard. There is no first floor over the sitting room which stretches right up to the roof light. The house is spacious, and because Boconnoc is so magical a place, you may not wish to go out.

The estate has many miles of private road, an 18th century landscape park, lake, deer park , mediaeval church, great house, gardens. It is also possible to take part in country sports such as fishing. The estate also holds events such as the Royal Cornwall Flower Show, a steam fair, dog show and other events. These do not affect the privacy of your stay but can provide a great day out, only a walk away. From Boconnoc, it is only a few minutes to Lostwithiel which is an antiques centre and fascinating mediaeval town, to Lerryn, a picturesque river port, to Lanhydrock or to many other places. The Eden Project is about fifteen minutes away and the nearest good beach is a small cove about 15 minutes south. Head Grooms is an unusual house newly refitted, and comfortable. The location is marvellous and makes for an exceptional holiday.

Entrance doorway to the houseHead Grooms has been refitted to a high standard, and retains many features from a varied history. The sitting room takes up much of the ground floor and has no first floor above it. Not only is it some 11.5 metres (40ft) long but it has a high skylight. There is a lower ceilinged fireplace area at one end, large wood-burner, sofas, and a large dining table at the other. Loose carpets over part slate floors. Off this room is a downstairs lavatory and, beyond this, a newly fitted kitchen. The kitchen has electric cooker and hob, fridge freezer, microwave, a good level of equipment and a small table.

The washing machine is in a laundry room in a separate building a few paces away. From the main room, a panelled stair-case leads up to two newly decorated and fitted bedrooms, both fully carpeted, one with a bathroom and the other a shower room. At the other end of the main room a new narrow stair leads up to a well lit third bedroom and shower room (due for completion winter 2008). Oil-fired central heating. After the long drive through the park, there is plenty of parking. Sports available include fishing. Lots of garden. Two extra put-up beds available. Dogs allowed only by arrangement.
