Boconnoc is one of the great houses of the west, with long drives through the parkland to its own mediaeval church, the house and an historic estate hamlet in a beautiful stretch of country. Once the power base of Cornwall, the estate remains the family concern it's been since 1720. The buildings serving the house include a late c18th listed stable yard which looks over the little church, and Boconnoc mansion. One corner of the stable yard included quarters for the grooms, now restored to offer comfort and additional space. It is built of thick stone walls and has boarded rooms, high ceilings and many quirky features including skylight, curved stonework, two slot windows and window seats.
The fine sitting room looks through a high arched window to views over the church and parkland. Little known and seldom visited, it is a pleasure to come in through the private park laid out in the eighteenth century, past monuments, walks, drives, distant views, game birds and the deer in the deer park. You may not want to leave Boconnoc, but it is close to Lostwithiel, Restormel Castle, the Eden Project, Liskeard, Bodmin Moor. The sea to the south is some 15 minutes away. A marvellous centre for summer activities, or for a winter break. Grooms has proved a much loved house and is one of those houses to which visitors return again and again.
The Grooms House is on two floors and the renovation won a rare conservation design award. The stone buildings, built around 1770, are on the south east side of the stable yard, right by the church. The house is in one of the most beautiful locations in Cornwall. In the main building are three bedrooms and three bathrooms, a hall, modern fitted kitchen including dishwasher, microwave The sitting room has a stunning high ceiling and lantern light. TV & DVD. Stairway and first floor are panelled. Smart interior and fittings. The first floor has polished boards and scatter rugs. There is a slate floor in the hall & full carpeting downstairs. Oil fired central heating. Washing machine in outside utility. There is plenty of secure parking, and safe recreation and playing areas in the enormous grounds. Dogs allowed by arrangement. Brown trout fishing at £17.00 per day. Bring own rods although some old rods available.
